New spaces also include seclusion rooms, noisy and quiet activity areas and dining space, as well as secure staff work stations and medication rooms. The utilization of pre-fabricated exterior walls and attic framing system supported an improved building enclosure schedule to mitigate the impact of challenging Winter weather. All patient areas are furnished with anti-ligature hardware and accessories, including high-security exterior windows in every patient room.

An existing medical building was demolished on-site, requiring extensive support of excavation to manage the new building’s foundation on the constrained urban site. Once the new building was completed, an adjacent building was demolished to allow for additional parking. In-depth logistics plans were utilized to ensure that the active hospital’s operations, critical deliveries and emergency ambulance arrivals were unaffected by construction activities. The project team faced several challenges throughout the projects including issues with the drywall subcontractor who was unable to provide the manpower necessary to complete the work. Our self-perform unit was then utilized to supplement the remainder of drywall work. The project was also delayed at one point during the project because of an inability to get utilities to the site. The remainder of the project was carried out using temporary power. Through the use of resourceful thinking and great project management, the team was able to overcome these obstacles and complete the project on time and within the targeted budget.

The project incorporated a three-story addition that provides a new BSL-2 laboratory on the lower level, new and expanded emergency services on the ground floor and a partial build-out of the new first floor. The expansion also included 11,000 sq. ft. of alterations and updates on the lower level and an additional 25,000 sq. ft. of renovations on the ground floor.

Key to the project’s success was a complex phasing plan, which enabled CMMC to maintain full, 24/7 operations without interruptions. The team adopted a unique scheduling approach that included working nights, weekends and off-hours to ensure minimal interruptions for patients, staff and visitors. In addition to being phased, the project was also operated on an accelerated, fast-track schedule to reach completion as quickly as possible.

The expansion project included numerous sustainable features which offer both patients and staff a healthier workplace environment. The addition incorporates a large glass curtain wall and numerous windows to bring plenty of natural daylight into the building. Further, a comprehensive waste management plan achieved a target recycling rate of 80% of demolition debris.

Pollack Gardens is a 50-bed assisted living facility providing permanent, supportive housing for adults with psychiatric disabilities. The masonry and structural steel building underwent a renovation and expansion of its existing foundation. In addition to studio apartments, the facility features a full-service kitchen, cafeteria and recreational spaces.

Concern Riverhead is a 50-bed assisted living facility providing permanent, supportive housing for adults with psychiatric disabilities. Concern Riverhead underwent interior and exterior renovations as well as the restoration of its historic structure. Additionally, the facility features a full-service kitchen, cafeteria, activity spaces and an administration office.

The existing three-story building received selective demolition of existing interior spaces, including partitions, interior finishes, accessories, equipment, fire protection, plumbing, HVAC and electrical systems. Interiors were finished with gypsum board partitions, flooring, base, paint, acoustical ceilings, casework, doors, frames and hardware, wall protection, accessories, equipment and a modular clean room.

Work included structural modifications to the roof system for construction of new stair headhouse and extension of existing egress stair. Significant amounts of dunnage were installed on existing building columns above the existing roof to support new mechanical equipment. Renovated areas were complete with fire protection, plumbing, mechanical and electrical systems.
