Frederick Law Olmsted was hired to design the U.S. Capitol Grounds in 1874. His goal was to create a landscape and hardscape that complimented the Capitol buildings and enhanced the daily routines of legislators, staff and visitors. For 120 years, very little restoration occurred at Olmsted Terrace. This multi-phased project with the Architect of the Capitol (AOC) included the restoration of the marble and granite hardscape to its original condition. Scope also included the removal and reinstallation of capstones to allow for waterproofing below. Repointing, dutchmen repairs and the cleaning and consolidation of stained, damaged stones was also performed.

The cleaning portion of the project was done through the use of detergents, microabrasion and poultice application to the marble center upper west terrace at the U.S. Capitol Building. In addition to cleaning, all joints were cut out and repointed and the existing joint sealants were removed and replaced. Dutchmen repairs were made using Danby or Lee marble depending on the location.

After remaining long-vacant, New Haven’s iconic 1967 Pirelli Tire Building underwent a transformation to become America’s first net-zero energy hotel—Hotel Marcel. Originally designed by renowned architect Marcel Breuer, the eight-story historic landmark now hosts 165 guest rooms, restaurant and bar areas, gallery space and meeting rooms.

To achieve its groundbreaking net-zero status in the hospitality industry, Hotel Marcel is targeting LEED platinum and Passive House certifications through the installation of: rooftop and parking solar power canopy arrays; electric car charging stations; a high-performance envelope; an energy recovery system; high-efficiency heat pumps; and low-voltage LED lighting technology. The project also utilized recycled and local construction materials to maximize sustainability efforts.

Boott Cotton Mills in Lowell, MA is a 19th century brick mill complex listed on the National Registry of Historic Places. The 500,000 sq. ft., multiple-building property was converted into a vibrant mixed-use complex, partially occupied by an industrial history museum managed by the National Park Service. The remaining buildings are devoted to Class A office/industrial and residential use.

West Mill contains three buildings totaling 200,000 sq. ft. The four-story west portion of the mill was converted into 108 exclusive, “true loft style” condominiums totaling over 125,000 sq. ft. The units, ranging from studios to two bedroom duplexes, overlook the adjacent Merrimack River.

Amenities include a state-of-the-art fitness center, a spacious roof deck, a 12 hour concierge and easy access to the Merrimack Riverwalk, located directly behind the mill.

The twin towers of Bowdoin College’s historic Chapel were originally built between 1845 and 1855, and designed by noted 19th century architect Richard Upjohn, who also designed the famous Trinity Church in lower Manhattan. However, due to the natural effects of weather and age, both towers were in need of significant repairs. Our self-perform craftsmen worked to completely reconstruct the two towers, performing all work in the heart of a fully occupied campus environment.

After a 12-month pre-construction effort, the north tower’s rehabilitation was completed in 2003, while the second was restored in 2004. The towers were carefully disassembled stone by stone, with each block carefully labeled and stored. Approximately 20-30% of each tower’s stones were replaced with granite from the same local quarry that supplied materials for the original construction.

To expand their program space while preserving the original (1894) design of this striking McKim, Mead & White-designed museum, Bowdoin opted for a below-grade addition and a small free-standing entry pavilion that would preserve the character of the historic building while making the space more environmentally friendly, in keeping with their campus commitment to sustainability.

The 600 sq. ft., glass and bronze entry pavilion includes a gracious new steel and stone stair and glass elevator which leads down to the visitor service spaces and a new lower level gallery entrance. The new below-grade addition houses seven galleries, including a dedicated seminar room, and includes an upgraded loading facility, high capacity elevator and a new public stair connecting upper and lower gallery spaces. To support the teaching mission of the museum, the project provides a highly efficient administrative office wing and high-density archival storage spaces.

The restoration of the Walker Art Building included structural and waterproofing upgrades as well as new gallery lighting, signage and the insertion of advanced mechanical systems within the historic building envelope. The building also required code and accessibility upgrades and the incorporation of state-of-the-art security and climate control systems to meet current museum standards.

St. Gabriel’s Monastery is a Boston Landmark built in 1909, surrounded by historic structures, including St. Gabriel’s Church and iconic landscape features designed by the Olmsted Brothers. The 11.8-acre site is undergoing a major redevelopment which involves renovating and restoring the four-story Monastery and two-story Church. Extensive repairs will restore the buildings to their original grandeur.

Both buildings will receive full interior and exterior renovations to repair decades of damage to their historic architecture and bring them up to modern standards. The Monastery will become an apartment building with 27 new units and associated public gathering spaces. The Church will receive a more substantial renovation to transform it into a community space with lounges and co-working areas on the ground floor and a fitness center below. Public pedestrian connections around and through the site to the Monastery Path will be enhanced with new sidewalks, benches and street lights.

The project is supported by the Boston Preservation Alliance for its sensitive historic rehabilitation of the structures—specifically the landmarked Monastery. All historic architecture will remain and be restored during the renovation, including original plaster, stained glass and millwork.

Designed by renowned American architect Philip Johnson and opened in 1972, the Johnson Building is considered an iconic modern building that has been designated a Boston Landmark. The improvements for the Johnson Building included realizing the goals of the BPL’s strategic plan with new program areas, improving access to the historic McKim Building and stronger street-level connections to the City. The renovations also addressed building systems upgrades and required scope to meet current codes.

Understanding the importance of the Johnson Building to the community and its service to the 25 City branch libraries, the facility remained open and operational throughout construction. All work was carefully phased to minimize impacts, with the majority of disruptive work performed on off-hours shifts. The revitalized library features a welcoming front lobby and updated program areas including a children’s library, teen area and a reader-friendly collection on the second floor. The granite façade was transformed with the installation of a glass curtain wall façade system to create a stunning front door to the community.

The City of Cambridge had long been searching for a way to expand the footprint of their Public Library, but believed their options were limited given the need to preserve the character of the original 1889 Van Brunt & Howe building, listed on the National Register of Historic Places. A new addition—with an ultra-modern design that complements the traditional Romanesque architecture of the existing library—turned out to be the perfect solution.

The main building received a complete interior and exterior restoration, repairing and revitalizing the original millwork, windows and Dedham granite façade with authentic period materials and techniques. All M/E/P systems were upgraded and structural bracing ensured preservation of the building’s structural systems. The 76,600 sq. ft. addition features a striking double-skin glass curtain wall imported from Germany, distinctive interior finishes such as bamboo flooring and terrazzo tile and a 33,000 sq. ft. underground parking garage. Features of the library now include 90 computer stations, reservable meeting rooms, 220-seat auditorium, state-of-the-art climate-controlled rooms, computer training center and a children’s room. Elements such as a green roof to cover the parking garage, and the restored Joan Lorentz Park, contributed to this project to receiving LEED Silver certification.

Woburn’s Public Library—known as the Winn Memorial Library—is a H.H. Richardson-designed Romanesque Revival building that has served the City since 1879. Decades of New England weather had taken a toll on the sandstone façade and tile roof, resulting in water intrusion and damage to the interior. Additionally, the space was dated and no longer met the modern demands of library patrons. As a result, the library underwent both preservation and modernization to restore the building to its original glory and revive the cultural experience of Woburn Center.

The first phase of the project included preservation of the façade, roof and interior woodwork, including the installation of new windows and skylights. The interior was reconfigured, requiring structural changes, floor lowering and associated underpinning. The second phase added a 15,000 sq. ft. modern structure to house an administration suite, children’s room entrance, first floor circulation area and a new stairway orientation. Additional updates included a redesigned walkway, changes to the east entry, a plaza, glass framing on the original building, seating areas and a children’s garden. All work was carefully managed around sensitive abutting neighbors, including a senior living facility, courthouse, businesses and residences.

The original Metropolitan Police Memorial Fountain has been sitting in front of the Washington, DC, Metropolitan Police Department, now known as the Henry J. Daly Building. The fountain was designed by John J. Early and was built using marble imported from Italy.

This project includes restoration of the existing dilapidated memorial fountain, construction of a new memorial wall that will be engraved with names of Metropolitan Police Department officers who have died in the line of duty, and beautification of the site through new plantings and landscaping. The existing condition of the fountain included intensely colored aggregates and advanced decorative inlay. Horizontal boring was required under the historic fountain in order to install new mechanical systems.

The project is located on a very tight site with the new wall being constructed in close proximity to the building areaway, which requires careful coordination. The team also discovered a number of unforeseen existing conditions, such as significant debris from previous construction projects, large mature tree root systems, and existing unidentified plumbing and conduits. Consigli tested the existing soil to ensure the construction debris would not prevent compaction and brought in new, clean soil, to amend the existing as needed. The team coordinated with the DC Forester, the Landscape Architect, and our arborists to adjust field installations to avoid the largest tree roots, and to airspade/expose and trim roots as needed. Finally, the team worked with the building owners to identify and remove lines that had previously been abandoned in place and to repair and protect previously unknown/undetected lines.
