AbbVie is an international biopharmaceutical research and manufacturing company focused on immunology, oncology, neuroscience, virology and general medicine. Its Worcester, MA operations supports both research and manufacturing space, and have undergone a variety of renovations in recent years to maintain competitive in the R&D market.

One of those renovations, the Scale Up Laboratory, required the reconfiguration of adjacent laboratory spaces to support a larger, more unified lab housing process development operations and equipment including bioreactors, centrifuges, chromatography skids, buffer and media preparation and storage and filtration operations. To achieve this, Consigli managed the structural demolition and reconfiguration of the space; installation of condenser pads; tie-ins and redistribution of existing M/E/Ps; and the installation of new finishes, flooring and casework. Additionally, existing instrument air, carbon dioxide, oxygen, nitrogen, process vent, chilled water, RODI and clean steam process systems were redistributed, and stainless steel process waste headers were installed. All work was completed within an occupied laboratory building, including immediately adjacent to occupied offices and research labs, requiring carefully coordinated shutdowns and project coordination.

AbbVie’s Biologics Generation Lab is the result of the renovation to Lab 3129, a 1,350 sq. ft. research space located within an active research environment. The existing space was demolished including all ceilings, walls and flooring. New, mobile lab casework was installed, along with updated flooring, walls, ceilings and M/E/P systems. The adjacent existing Dark Room 3126 and existing Office 3127 were renovated to a new Bullpen and Huddle Room to support the new Biologics Generation Lab users.

All construction activities were managed within this active laboratory research and manufacturing environment, requiring stringent coordination, communication and safety measures to avoid interruptions to occupant activities. The construction zone was located adjacent to active laboratories, requiring a detailed indoor air quality plan and procedures to control particle transfer between construction and non-construction zones.

AbbVie decided to grow their facility’s capabilities by renovating an existing production suite and creating an Antibody Conjugation Facility. The project demanded major mechanical upgrades to support the need for working with highly-potent compounds while maintaining a safe working environment. The scope included the installation of multiple independent HEPA air filtration units designed to isolate hazardous compounds in the environment and provide localized control of elements in the workspace.

Additionally, the project included the installation of a mist booth, bioreactor, biosafety cabinet, and isolator. In order to support the new equipment, several new validated & non-validated utilities, such as clean steam, glycol, nitrogen and IA/PA, were piped to panels in the room. Structural modifications were completed to create an ISO 5 airlocks with a purposeful flow of equipment and personnel into the Suite.

Biogen, returning to Cambridge after relocating to the suburbs, was in need of a new headquarters in Kendall Square. 225 Binney Street, the first of five buildings planned for the Alexandria Center, is located in the heart of Cambridge’s world-renowned scientific research, academic and technology center.

During all phases of the project, Consigli assisted with effective project planning through the collaborative process of co-location and continuously provided effective feedback, team support and solutions when needed to help ensure that the project was built on time and on budget. Consigli proved its ability to handle a difficult and complex project in a communicable and rational manner.

Developed to house Biogen’s general and administrative functions, the building includes flexible and innovative spaces to encourage collaboration. Other amenities include a conference center, 6,300 sq. ft. cafeteria and community laboratory. The 305,000 sq. ft. office building also has 105,000 sq. ft. of below-grade parking. The modern architecture of the six-story building, featuring a glass and terra-cotta façade, has incorporated two existing historic buildings.

The building’s co-located and integrated design, engineering and subconsultant teams perform work through design-assist and utilized BIM extensively. Project achieved LEED Gold certification.

This world-renowned center for oceanic research, previously housed in an outdated and cramped facility, required new space to support their expanding programs, attract world-class researchers and form partnerships with other institutions. A 64-acre, oceanfront site was acquired with plans for an ambitious multi-phased campus to meet these needs. The resulting three-building, interconnected LEED Platinum complex encompasses 60,000 sq. ft. of facilities serving over 100 scientists, researchers and administrators.

The first phase included site infrastructure development and the construction of the 25,600 sq. ft. Walter and Helen Norton Center for Blue Biotechnology, which houses the first microbial single-cell genomics facility and largest collection of marine phytoplankton in the world.

The second phase included the 17,197 sq. ft. Center for Ocean Biogeochemistry and Climate Change, a laboratory for research on the role of plankton in climate change. The final phase involved the 16,600 sq. ft. Bigelow Center for Ocean Health, which provides laboratories for research on marine microbial ecosystems and their role in maintaining the health of the oceans. The facility is augmented by a 1,400 sq. ft. shore facility, with pier and dock space for research vessels.

This 307,000 sq. ft. headquarters, driven by Biogen’s vision for an open building plan to foster collaboration, is remarkably unusual in its complete lack of private offices. The modern architecture of its six stories features a glass and terra cotta façade and incorporates the adaptive reuse of two historic buildings at the edge of the project site, which are bookends to the new facility. The project also incorporates two lower-levels of parking, and anchors this growing campus, while responding to the urban fabric of East Cambridge.

Biogen’s new headquarters includes an open, non-hierarchical office space and “huddle rooms” to enhance information sharing and collaboration, a conference center, satellite cafés and a 225-seat, 6,300 sq. ft. cafeteria and dining area that serves the entire Biogen campus.

Our team managed the tenant fit-out concurrently with the 453,164 sq. ft. base building construction, designed by a separate architect. Co-location and design-assist were utilized to ensure a cohesively designed, coordinated and constructed finish space.

BioMed Realty Trust acquired 325 Vassar Street, an aging manufacturing building, with the goal to create a state-of-the-art property to accommodate multiple laboratory and research tenants desiring close proximity to Kendall Square, an international center of research. The property was also the pilot project to launch the Universal Flex Lab™ concept, an innovative approach to provide an advanced level of tenant fit-out flexibility. The building can respond to diverse research requirements through multi-use overhead service distribution systems, adaptable program spaces, re-configurable lab benches and flexible equipment.

The project was managed on an aggressive schedule to meet lease agreements and also attract additional tenants. The core and shell upgrades for this building included extensive M/E/P infrastructure with the capacity for multiple research tenants, including installation of a new mechanical penthouse, as well as complete HVAC and sprinkler upgrades. The exterior scope included significant exterior masonry restoration and the installation of all new windows. Interior work included the installation of new laboratory casework, fume hoods along with new doors and hardware throughout.

The second phase of the project included the full fit-out for two clients, Sun Catalytix and Epizyme. Completed on aggressive schedules, the fit-out involved installation of fume hoods, lab sinks, snorkels and associated HVAC upgrades. The project also included the installation of office spaces with movable partitions to provide flexibility.

Breakthrough Properties, a life science real estate development company, launched by Tishman Speyer and Bellco Capital, acquired its first development site at 105 West First Street in Boston’s Seaport District. The new construction, located on a one-acre site, is an eight-story life science research and development. Building amenities include a below-grade fitness center, covered parking for 35 spaces, ground-floor retail, and communal wet labs and innovation and technology incubator space.

The project’s scope included the demolition of an existing 1980’s two-story structure and grading of the sloping site with a unique 15-foot elevation variance from one side to the other. Complex site conditions dictate the use of drilled H-piles and lagging along the perimeter with an internal raker system to allow for one-sided walls and spread footings at the perimeter and core areas. The steel building’s façade was procured with a design-assist contract and is comprised of a unitized VisionGlass and terracotta wall system. Interior fit-out work for the core/shell construction was limited to the building common areas and amenity spaces with the majority of the floors prepped with all necessary infrastructure to accommodate future life science tenants.

The building achieved LEED Gold v4 Core and Shell certification and  incorporates strategies outlined by the City of Boston’s Climate Change Preparedness and Resiliency guidelines and was built with a flood preparedness plan.

Bristol-Myers Squibb (BMS) is reorganizing its Biologics Department capabilities by consolidating multi-site operations to a singular location in Devens, MA. The existing Biologics Development Building (BDB) hosts occupied laboratory, research, manufacturing and office space on the first and second floors; all fit-out activities associated with this project occured within shell space on the third floor.

The reconfigured third floor houses new laboratories, cold rooms and collaboration and office space for approximately 120 personnel within BMS’ Quality Control, Analytical Science & Technology, Manufacturing Sciences & Technology and Biologics Departments. The new laboratory configurations tie-in to the existing building and campus infrastructure, resulting in invasive coring activities that will stretch to other floors within the occupied BDB. These tie-ins require full validation and testing of the systems to eliminate opportunities for contamination. Our team developed and execute work plans for each activity, coordinate shutdowns and work during off-hours shifts to mitigate construction disruptions. The third floor windows were removed for building access and pre-fabricated elements were incorporated to achieve efficient mechanical installation sequences.
