New construction of a 274,301 sq. ft., 19-story mixed-use building with 222 residential units, along with community and commercial space in Upper Manhattan. In addition to managing construction of the new building, Consigli’s scope also includes abatement and demolition of an existing building where the site is located. The apartments will be a mix of studios and one and two-bedroom units, 30 percent of which will be designated as affordable. Adjacent to Fort Tryon Park, the residents will enjoy access to hiking trails and views of the Hudson River as well as the Metropolitan Museum of Art’s fabulous medieval collections and the gardens at The Cloisters.

Bigelow Laboratory, a leader in global oceanography has tasked Consigli with building a new 32-bed residence on their main campus. In addition to the student rooms, there will be five apartments to accommodate visiting scientists. The project also includes support spaces, such as a community kitchen, exterior patios, recreation space, warming kitchen, public toilets and laundry area.

The building is being built in accordance with Passive House standards, which includes principles that ensure continuous insulation through entire envelope without any thermal bridging, airtight envelope, preventing loss of conditioned air, high-performance windows and doors, balanced heat and moisture recovery ventilation with minimal space conditioning system and solar gain. The below grade ground floor will be built within the natural slope of the landscape creating a natural amphitheater shape on the exterior. 75 kW photovoltaic arrays will also provide energy for all electric including heating and ventilation. Our team will self-perform the concrete foundation.

Boott Cotton Mills in Lowell, MA is a 19th century brick mill complex listed on the National Registry of Historic Places. The 500,000 sq. ft., multiple-building property was converted into a vibrant mixed-use complex, partially occupied by an industrial history museum managed by the National Park Service. The remaining buildings are devoted to Class A office/industrial and residential use.

West Mill contains three buildings totaling 200,000 sq. ft. The four-story west portion of the mill was converted into 108 exclusive, “true loft style” condominiums totaling over 125,000 sq. ft. The units, ranging from studios to two bedroom duplexes, overlook the adjacent Merrimack River.

Amenities include a state-of-the-art fitness center, a spacious roof deck, a 12 hour concierge and easy access to the Merrimack Riverwalk, located directly behind the mill.

Greenpoint Landing is a 22-acre, master-planned community on the Brooklyn waterfront—11 residential towers providing 5,500 housing units, unparalleled public spaces, parks, a public school, a full complement of retail amenities and an expansive waterfront esplanade.

Part of the massive development is Two Blue Slip, a 39-story residential building (plus a two-story mechanical penthouse) with approximately 421 apartments, retail, parking and countless amenities. St. Gabriel’s Monastery is a Boston Landmark built in 1909, surrounded by historic structures, including St. Gabriel’s Church and iconic landscape features designed by the Olmsted Brothers. The 11.8-acre site is undergoing a major redevelopment which involves renovating and restoring the four-story Monastery and two-story Church. Extensive repairs will restore the buildings to their original grandeur.

Both buildings will receive full interior and exterior renovations to repair decades of damage to their historic architecture and bring them up to modern standards. The Monastery will become an apartment building with 27 new units and associated public gathering spaces. The Church will receive a more substantial renovation to transform it into a community space with lounges and co-working areas on the ground floor and a fitness center below. Public pedestrian connections around and through the site to the Monastery Path will be enhanced with new sidewalks, benches and street lights.

The project is supported by the Boston Preservation Alliance for its sensitive historic rehabilitation of the structures—specifically the landmarked Monastery. All historic architecture will remain and be restored during the renovation, including original plaster, stained glass and millwork.

Project Overview

Millers River Apartments is a 19-story apartment building featuring 297 low-income, senior and respite housing units. The high-rise has gone largely untouched since its original 1970’s construction, calling for a deep energy retrofit and renovation of the dated building infrastructure, with a significant goal being to improve the building’s systems and thermal efficiency. Individual units and common areas are being revitalized, and the exterior is receiving a full roof replacement and total reskinning of the façade, which requires the removal of existing balconies to increase unit square footage.

Because of the apartment complex’s thermal load needs, a 125 kilowatt (kW) trigeneration system is being installed. Hot water from the engine supplements the building’s heating needs, while the installation of a 600 MBH hot water absorption chiller supports cooling needs. The new heating plant features hot water boilers and indirect water heaters for domestic water, and the cooling plant features a high-efficiency 325 ton air-cooled chiller. To increase resident comfort, the building envelope is also being refitted to provide more insulation, and each apartment now features a four-pipe fan coil system. LED lighting is being installed throughout the building in lieu of the existing halogens and fluorescent lights.

To meet the increased demand for affordable housing in Chinatown, the Chinese Economic Development Council, Inc. embarked on this major development to provide 67 residential units for the community.

The project included complex urban logistics, with a tight site on Oxford Street in the heart of the congested Chinatown district. With no laydown area, the project required re-routing of traffic, just-in-time deliveries, careful sequencing of disruptive work and other measures to mitigate neighborhood impacts. Unsuitable and potentially contaminated soils were another challenge of this site, requiring a pre-classification process and appropriate disposal procedures.

This 11-story structural steel building was built on an accelerated 14-month schedule.

DC SAFE is a non-profit group dedicated to ensuring the safety of domestic violence survivors. The site hosted a two-story building dating back to 1910 that formerly served as a feed and grain warehouse and an ice cream factory. Most recently used as commercial office space, the building was demolished after abatement to allow for construction of DC SAFE’s new transitional housing and office space building.

The new five-story, 40,718 sq. ft. structure is a mixed-use building that provides 30 fully-furnished transitional housing units in a variety of configurations ranging from studios to three-bedroom apartments. The building also includes space for non-profit administrative and commercial office space, a rooftop recreation room, an outdoor terrace, a green roof and a children’s play area. The site includes eleven on-site parking spaces and ten bicycle spaces. All the work was managed in close coordination with residential and commercial neighbors adjacent to the project site.

One of nine parcels that make up the Essex Crossing development, one of the most significant urban renewal projects in NYC history, Site 4 is a 25-story tower slated to house 263 rental apartments and nearly 148,000 sq. ft. of commercial space, including office space on the first few floors. Essex Crossing Site 4 will contain a portion of the Market Line, a new 150,000 sq. ft. retail destination that will replace the 76-year-old Essex Street Market. Though spread across three separate buildings (Sites 2, 3 and 4), the Market Line will be connected by a series of passageways built below grade so that shoppers can easily travel from one place to another without having to go above ground.

Though it sat mostly vacant since 1967, once completed the entire Essex Crossing development will cover nine parcels in Manhattan’s Lower East Side, spanning six acres and including 1,000 apartments and almost two million square feet of residential, commercial and community space.
